Apartment Focus Word – Confidence

Confidence is something all of us need in the apartment industry. Whether we are dealing with residents, prospects, or each other confidence is a critical emotional quality in order for success to be achieved. In order to see how we can improve our confidence now and in the future, it is soothing to reflect on where confidence played a role in the past.

What are some things that come to mind that needed confidence in the past? I think of the first time I gave a public speech. Perhaps it was our first job interview. Going back into our childhood maybe it was asking our parents for something that we really wanted. Yes all of those examples and many more required a level of confidence in order for a positive result to take place. Can we ever say we have received a certificate of confidence? So it would be ideal for all of us to reflect on where we need improvement. Let’s look at this from an apartment leasing perspective. Where do you think confidence comes into play? At times you can get wrapped up in the step by step routine of leasing and you can forget to just be yourself. It takes confidence in yourself that you can ask auxiliary questions to learn more about the prospects needs. It takes confidence in you to ask for the sale and close the deal. It is certainly a mental exercise. In my experience reflecting on both the good times and bad are of great benefit in making the needed improvements today.

So if you are a training director and you have a team that is used to doing team exercises, then have a round table session and see if you can get your team to reveal something that is outside their comfort zone that is non-business related. Keep it very light because the goal here is to instill confidence and not weaken it. Start with yourself. If I were to start something like this I would share my fear of telling the waiter my food was not correct. I honestly have a hard time with that. I would put that to the group and ask for advice. There you go. Now I have broken the ice and we are not talking about anything from a business perspective that could possibly humiliate a team member. Once the exercise is concluded you can then open a general conversation about where confidence may be lacking in the daily processes of doing business. There won’t be any isolating because that can be intimidating and deflate the exercise. Because it is general the team will reflect on how they built confidence in minor personal matters and translate that pattern over to how they conduct themselves in a professional setting.

Lack of confidence can at times manifest itself very subtly so exercises like these can really get your team to move past a clinical approach to handling their job position. You want them to advance this emotional skill set so that they can see their own progress. When they see progress, confidence automatically manifests itself.

    One way I try to bring out confidence in my team members if to find out what they are “good” at and “enjoy” doing.  I then encourage them to teach those things to the others on the team.  This way everyone is always learning and teaching therefore everyone is always growing.  For instance…the one good at numbers and collecting the money…usually the Assistant…teaches others how to ask for past due money in a “good way”….our best sales person teaches others how to “ask for the deposit” every single time”…how they organize their follow up and so on…being a teacher makes a person feel confident I think.
